Projected Impact of 4th Well

During the week of June 9, 2008 the fourth well located at the south end of the Black Jack Ranch was tested during a 7 day 24 hour test program. Based on the report conducted by an independent well testing company, the water pumped at a sustained rate of 70 GPM. Most significantly, the water table only receded by a remarkable 6”, and within 5 minutes the water table returned to its original static level of 541 feet below the surface. The pump used during the test was designed to max out at 70-72 GPM. It was indicated by this test that if a larger capacity pump was used, more water may have been produced.

The following is the test data projections for all 4 wells:

Well 1 8 GPM
Well 2 62 GPM
Well 3 12 GPM
Well 4 70 GPM
TOTAL 152 GPM x 1,440 min 1 day = 218,880 GPD

While it shall be the decision of the developer to establish the lot density of the project, water availability is one of the major controlling factors. An 89 lot subdivision plan has been recently approved on a preliminary basis by the Greenlee County Board of Supervisors (See letter dated April 2, 2008 here). The following is a list of projected lots that may be built based on an assumption of 200 GPD per 3 person average household.

 

Expanded Opportunities Implied by the Addition of Well #4

The development potential of the Black Jack Ranch Property has been driven by the well development program.

Well 1 1-2 Ranchette homes on the total 96.819 acre site
Wells 2 & 3 89 1-acre lots
Well 4 Higher density design

Preliminary discussions with Greenlee County Planning and Zoning officials have resulted in an indication that they may support a higher density design, possibly up to 4 to 5 lots per acre on a large portion of the site.

218,880 GPD (total wells) ÷ 200 GPD per Home = 1,094 Home Sites
1 Unit per Acre = 89 Lots x 200 GPD = 17,800 GPD
2 Units per Acre = 78 Lots x 200 GPD = 35,600 GPD
4 Units per Acre = 356 Lots x 200 GPD = 71,200 GPD
5 Units per Acre = 445 Lots x 200 GPD = 89,000 GPD

These numbers are to be used only as projection discussions only. Allowance has not been considered for additional water use for the purpose of landscaping, a practical marketable design and major requirements as determined by governmental agencies’ methodology and policy.
