96.819 Acres located east of Safford, Arizona and west of Mule Creek, New Mexico, surrounded by the Apache-Sitgreaves National Forest. Close to the Greenlee County Airport and less than a 3-hour drive from Tucson.

Elevation averages 6,200 feet. The land lies mainly on the east side of State Route 78, with approximately 13 acres on the west side of the State Route 78 which provides paved major road access. The southern border of the property is the USFS’ Black Jack Campground.

Vast panoramic views, beautiful rock and mountain formations can be seen south of the land. There are close-by Forest Service roads and many magnificent canyons and mountains to explore. Fishing, hunting and exploring can be enjoyed in the nearby Blue Range Primitive area. The San Francisco and Blue Rivers are to the north. A water tank located on the south side of the property provides water for an array of wildlife including elk, deer, turkey, javelina, and birds.

The Greenlee County Planning and Zoning Commission and Board of Supervisors granted preliminary approval for an 89 lot subdivision. In addition, the land may be split into 20 acre, 5 acre, 1 acre and 1/2 acre parcels.

Four new wells have been drilled on the land.
Three wells on the larger parcel east of Route 78, and one well on the smaller parcel west of Route 78. Wells can be run by solar power or generator. Alternatively, an agreement in principal has been reached to bring electric power and cell service to the property, subject to final government approval. Solar power may be an environmentally preferred choice.

This is a great “real time” opportunity for a developer on this unique parcel of land.

This land has many options in which may be developed: Option A: A single 96.8 acre ranch; Option B: 5 20-acre ranchettes; Option C: Approximately 18 5-acre ranchettes; or Option D: 89 1-acre cabin or homesites. Option E: 1/2 acre homesites. Option C, D and E require county and state ADRE approval. Five Lot Split.

• The Black Jack Ranch may be one of the very few high altitude, fully forested properties with available water and magnificent views. Located at a cool 6,200 feet elevation.

• Surrounded by the Apache-Sitgreaves National Forest. Nearby fishing, hiking and hunting areas.

• Fully timbered with large Ponderosa Pine trees and substantial forest and meadow foliage.

• The Ranch is located in a “saddle” at the top of the majestic Big Lue Mountain Range with beautiful views for many miles from both the north and south ends of the Ranch. Many of the proposed mountain top lots command exceptionally magnificent panoramic views of nearby mountain ranges.

• A great location for a summer home. Located a reasonable driving distance from the Tucson metropolitan area.

• The closest competition to this potential project is the Show Low, Pinetop market.

• Located within a 20 minute drive of the Greenlee County airport which is used by Freeport McMoran mining companies’ executive aircraft. The runway is 4,970’ long x 75’ wide and is at 3811’ elevation. Rental cars are available from nearby Safford area. State Highway 78 runs through the ranch.

Four new wells have been recently drilled on the Ranch and together the wells produced a total of 152 GPM during 7 day/24 hour testing, or a total of 218,880 gallons per day in a 24 hour day. This theoretically provides up to 2,459 GPD/lot.

• Established paved state road access that runs through the length of the Ranch.

The current owner has recently completed a survey of the property and has developed a detailed preliminary plan designed for an 89 1-acre lot subdivision. The Greenlee County Planning and Zoning Commission and Board of Supervisors has granted this preliminary approval. Read April 2, 2008 letter here.

• The current owner has secured a commitment letter from the local power company to provide power to the property, subject to the Forest Service final access approval, but it is recommended that individual solar power is a better environmental and cost effective option.

• Individual lot septic tank leach field and/or “Septi-Tec” type textile filter waste water treatment designs have been preliminary approved by the Greenlee County Health Service Department Director.

• Preliminary CC&R’s and design guidelines have been drafted. In their final form they may be presented to the County. Upon that approval and, including other required information, then a subdivision application may be filed with the Arizona Department of Real Estate.

• Water System engineering and designs are in progress.

• May be purchased in whole or in part.
